Documents You Need to Rent

  • Valid passport or ID
  • Residence permit (if non-EU)
  • Proof of income (payslips, employment contract, or Kela benefit letter)
  • Henkilötunnus (Finnish personal identity code)
  • Credit check consent (landlord may request this)
  • References from previous landlords (helpful but not always required)

Understanding the Deposit

Finnish law limits the security deposit to a maximum of 3 months' rent. The deposit must be returned within a reasonable time after you move out, minus any legitimate deductions for damages beyond normal wear and tear.

📋 Always get a written rental contract

A written contract protects both you and the landlord. It should state the rent amount, deposit, notice period, and any rules about pets or subletting.

Tenant Rights in Finland

  • Your landlord must give you at least 1 month's notice to end a fixed-term contract (3 months for open-ended contracts)
  • Rent increases must be agreed in the contract or given with proper notice
  • The landlord cannot enter your apartment without your permission except in emergencies
  • You can contact the Tenant Advisory Service (Vuokralaisten liitto) for free legal advice

Sign your rental contract

You need a signed rental contract before applying. The contract must show your name, address, and monthly rent.

Apply online at kela.fi

Log in with your bank credentials at kela.fi and fill in the asumistuki application. Upload your rental contract and income details.

Receive decision within 3 weeks

Kela will send a decision letter. If approved, payments start from the beginning of the month you applied.
